Coombe Farm Cottage – Terms and Conditions

The party leader must be aged 18 or older at the time of booking.  

A deposit of 30% is payable to secure a booking. The balance is payable 8 weeks before your holiday start date. 

We will charge for the cost of ‘bounced’ cheques or other fees added by banks for insufficient funds, foreign bank accounts or similar. 

Holidays start at 4.00pm on your first day and end at 9.30am on your final day. We would ask that you observe these times so that we can properly service all our accommodation. 

We reserve the right to refuse any reservation at our own discretion. 

Any charges for your holiday or additional goods or services not already pre-paid are payable on arrival. 

We reserve the right to enter your accommodation if necessary. 

Cancellation. The hirer is strongly advised to take out comprehensive travel insurance to cover possible cancellation costs for your stay. Now we all know the risks associated with pandemics, we will expect our clients to be covered for this by their travel insurance. If you choose not to then you accept responsibility for any financial loss.  

In the event that you need to cancel your holiday, please inform Coombe Farm by email as soon as possible. This will allow us to try and maximise the amount you may be refunded. 

Your holiday is non transferable. Should you be unable to take your holiday but have a friend or family party who would like to take your place this must be arranged and confirmed in writing in advance. 

All monies paid are non-refundable. If you cancel your holiday, we will try and re-let your property. If we are able to obtain full price for it, we will refund you any monies paid less a £50.00 administration fee.  

A £50 discretionary administration charge will be applied as necessary for any booking changes.  

We reserve the right to cancel a reservation at any time, in which case you will be entitled to a full refund of any monies already paid. 

Covid: Please observe any current government guidelines. 

Should your accommodation become uninhabitable during your stay through no fault of yours and we have no alternatives available, you will be entitled to a discretionary refund of all monies paid to us on a pro rata basis to the amount of your holiday that was affected. 

The hirer is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils, etc., should be left clean and the property left clean and tidy at the end of the hire period. 

We reserve the right to charge for damage caused by guests, their family or pets, although we do not normally charge for minor breakages. 

Accidents. We do not accept liability for any personal injury, loss or damage which may be sustained by your party or their property during the period they are at Coombe Farm except where it arises from the negligence or wilful default of Coombe Farm. 

Your Vehicles. Your vehicles and their accessories and contents are left entirely at your risk. 

We reserve the right to restrict access to any part of the farm or limit contact with any animal without notice on veterinary advice. 

The swimming pool is normally available and heated from May to September (please call to check when the planned annual opening dates are). This also depends on weather conditions. Whilst we make every effort to ensure that the pool is available for use for the duration of your stay, this is sometimes not possible and we are unable to offer any compensation should this occur.

Though we do everything we can to ensure the Wi-Fi is working for your stay, we cannot guarantee this, and cannot be held responsible for any failings in the system. We will not offer any compensation for loss of Wi-Fi. 

Well behaved pets are more than welcome but we do insist that they are kept under control at all times and not allowed on the beds or furniture. Pets cannot be left unattended in any of the cottages or grounds. You are responsible for cleaning up after your pet. Pets must be booked in and paid for.  

Any Shortcomings. You must notify any shortcomings with your Holiday to Coombe Farm immediately so that remedial action, if appropriate, can be taken. We cannot accept any liability in relation to any shortcomings or claim of whatever nature if you fail to notify us of any complaint during holiday. 

The Owners reserve the right to ask you to leave before the end of your holiday if the booking terms and conditions are broken. In this instance the holiday will be treated as cancelled by the hirers and no refund will be given. Any unauthorised person will be requested to leave the premises. 

We have made every effort to eliminate seasonal cluster flies. We provide a spray for you to use if needed. We do have a zapping machine, please ask us if you feel you need it.

Your statutory rights are not affected by anything contained within these conditions.
